Did you know that that there are ways to buy a house where your credit isn’t even an issue?

How about a way to own a house BEFORE you get a bank loan (which you’ll need decent credit for), work on your credit WHILE YOU ALREADY OWN, and then refinance into a regular loan after you’ve cleaned up your credit?

There are lots of ways to “hack’ the system to get what you want. Which is a house like this, that you can own instead of renting forever. Am I right?

And you can paint and have pets if you want to, no landlord to bug you.

And you can write off the mortgage interest on your taxes and KEEP more of you hard eared money in your pockets.

Well, NOT EVERYBODY can qualify for this, but you would be surprised how many do. I want to help you but I can't help EVERYONE.

But don’t despair, keep reading if you want to know qualify for this program.

People with $0 to buy a house, sorry, I can only do so much, this program is simply not going to work for you.

Because we have to adhere to certain percentages since our end goal is to get you a re-finance mortgage (way easier to get than a purchase money mortgage, that’s one of our “hacks”) you will typically need at least 5-10% of whatever the purchase price of the house is.

Example: If it’s a $400,000 house, you will need at least 20-40k as a downpayment to be applied to the purchase price. Our typical houses are 4 bedroom 2 baths and start at 300,000, so you do the math. Monthly Payments would be calculated same as if you had a mortgage. A mortgage on a 400,000 house would be roughly $3000 a month depending on taxes and insurance.

So, if those kinds of numbers scare you, or you can’t come up with that somehow, then sorry, this particular opportunity to own a house is just not for you.

But THESE are the type of people who I CAN help. Right now.

1) Someone who needs a house NOW, but may be self employed, have up & down income, maybe credit needs work, or anybody who has the income and cash reserves has recently been turned down for a mortgage even though you had money and your credit was good. Yes this type of crap even happens to doctors & lawyers. There's no shame in it, the mortgage industry is a little bit screwy.

2) Someone who was previously a homeowner, life happened, they are renting now but want to buy a house.
