Job Description: The Resident Relations Manager will assist the Property Manager in effectively manage the assigned community;
The Resident Relations Manager will also be responsible for maintaining daily, weekly, and monthly resident reports including accurate reporting of rents and deposits received. i.e. maintenance, complaints, activities.

Wage Status: Exempt (Ineligible for overtime)

Job Responsibilities:
x25AA; Conduct all residents interactions according to the policies and procedures set by Post Brothers, i.e. parking, maintenance, move ins, move outs, resident functions, resident retention activities and renewals, resident experience regarding construction, major repairs (if resident needs relocation assistance).
x25AA; Greet all prospects and qualify them before heading to leasing office.
x25AA; Make sure leasing office is open, clean, presentable, beverages available.
x25AA; Know your product, unit availability, amenities of the community.
x25AA; Ensure apartment is ready for resident to move in on agreed date.
x25AA; Assist front desk clerks with special deliveries, VIP guests, Corporate clients.
x25AA; Receive all telephone calls and in person visits; listen to resident requests, concerns and comments and complaints. Report them to Manager, and VP of Property Management.
x25AA; Maintain accurate resident records; update rents, deposits on a daily basis;
x25AA; Issue appropriate notice when necessary (late payments, eviction notices, returned checks memos), make sure resident files are in order.
x25AA; Physically inspect community when on grounds, report even the smallest issue or inconveniences.
x25AA; Report any service needs to maintenance department, follow up with call to resident within 24 hours.
x25AA; Inspect and report individual apartment damages when residents vacate, collect keys from residents when they vacate.
x25AA; Answer questions for Residents about the community, repairs, rent, and rules. Follow up on a timely basis.
x25AA; Maintain an open communication with the Property Manager and the Maintenance Supervisor.
x25AA; Monitor Renewals; Distribute and follow up on renewal notices.
x25AA; Inspect move outs and vacancies when needed.
x25AA; Assist in monitoring advertising effectively. Have a voice with marketing based on input from residents.
x25AA; Provide accounting support to the Property Manager.
x25AA; Assist in planning resident functions.
x25AA; Enforce policies of the Community with sensitivity to the residents.
x25AA; Assist in placing, removing, updating signs, flyers, notices.
x25AA; Perform New resident orientation
x25AA; Send welcome emails and schedule move ins
x25AA; Respond to residents emails
x25AA; Prepare move:in packages and hang welcome signs.
x25AA; Distribute newsletters, flyers.
x25AA; Assist in conducting market surveys and shop competitive communities
x25AA; Ensure that unsafe conditions are corrected immediately.

Requirements:
x25AA; Several years, but no less than 5 years of experience with accounting and financing.
x25AA; Strong technical skills
x25AA; Attendance is an imperative job function.
x25AA; Employees must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
